Welcome to Safe Appraisalâ„¢

Did you realize that there are over 19,000 cases of identity theft that occur EACH DAY?

In fact, there are millions of pending legal cases of fraud and forgery involving real estate documents and stolen identities.  Estimates reveal that a shocking 15% to 30% of all real estate documents are forged and fraudulent?  In recent years, the booming real estate market has increased the number of phony real estate schemes and mortgage fraud.  Legitimate lenders and honest real estate investors are swindled out of thousands of dollars, while appraisers are caught in the rapid fire of stolen identifies.

Your appraisal identity, license, and name are easily stolen in one of three common methods:

  • A former employee is laid off and feels shortchanged or underappreciated.  Subsequently, he begins to solicit business using your name and license number, to which he had ready access during his employment with you.

  • An appraiser banned by a lender finds your name and appraisal license.  The appraier is back in business using YOUR NAME and reputation.

  • An identity thief or scammer easily finds your name and license on appraisals or through the internet.  He uses your information again and again on fraudulent appraisals, destroying your reputation and livelihood.

Safe Appraisal is designed to protect the appraiser from becoming the next victim of identity theft.  Identity theft is the fastest growing crime in the country, and the number of cases has doubled in the last two years.  Sadly, nearly seven million innocent people get their identities stolen every year.

When you become an authenticated appraiser with Safe Appraisal, you are protecting your livelihood and reputation.  As the diagram below illustrates, the process is simple and easy.  Once you complete your appraisal, you log onto our secure database to access your private appraisal Safe.  Once in your Safe, you input the simple information regarding the appraisal, such as the APN#, property address, date and appraised value. In just a few minutes, you have just prevented yourself from becoming the victim of identity theft.

The lender using your appraisal will log onto Safe Appraisal, enter your license number, and APN# to verify that indeed it was you who completed the appraisal.  If this is accurate, then they will receive a Safe Appraisal Certificate confirming the APN# and your license. Everyone is protected and the appraisal is authenticated!  The lender will then have the option to print the certificate and keep in the loan package.

If no match is found, then you will instantly be notified that someone is possibly abusing and forging your name and license number!  You will be able to take preventative measures to stop the identity theft.  Safe Appraisal is the ONLY method that is available to appraisers to monitor and protect themselves from becoming victims of identity theft.  Without a Safe Appraisal membership, appraisers will only know that they have become an identity theft victim when the lawsuits of fraudulent documents begin arriving on their doorstep.

In addition, every member of Safe Appraisal is also listed FOR FREE on a National Directory of Appraisers.  We at Safe Appraisal are dedicated to protecting appraisers and increasing an appraiser’s business volume.  We have in-depth resources that can help a part-time appraiser to become a full-time professional.  Lenders log onto the site daily in order to find registered appraisers in their area. The appraisers that are registered with SafeAppraisal.com will not only be protected from identity theft, but will also benefit from increased exposure to mortgage companies and lenders for FREE by being listed on our National Directory of Appraisers. Through our network, appraisers yield higher earnings, whether you work independently or with a national firm.

We are dedicated to the safety and success of lenders and appraisers across the country.  We consistently update the Safe Appraisal site and our newsletters with industry news, legal changes, and business strategies that can help you increase your earnings.

Before you become the next identity theft victim, protect yourself with Safe Appraisal.  Your reputation and livelihood are worth too much to risk jeopardy.
