One of the most pressing problems facing Appraisers and Lenders alike are forged appraisals. Estimates range from 15 to 30 percent of all appraisals may be forged. This is a shocking figure for most appraisers to hear, but one they need to be aware of. Most often this happens in one of three ways:
First a former employee is layed off or feels shortchanged and begins soliciting business with your name.
Second an appraiser who's name has been banned from a Lender gets your name and license number and they are back in business with YOUR NAME.
Third, someone who has no experience decides that Appraising is their crime of choice and they get your name from trolling the internet and begin using your name on appraisals. Whatever the method or reason it is a very real threat to your way of life, your business and your reputation in the industry.
NOW THERE IS AN ANSWER
If you have an account with Safe Appraisal it gives you a simple and effective way to protect yourself. Follow along using the diagram above. Here's how it works: First you complete your appraisal as usual; then you enter your Username and Secure Password to access your private Safe; now you enter a few simple items about the appraisal such as APN#, address, date and that's it.
When a Lender logs on to Safe Appraisal they enter your License Number and the Subject Properties APN# the Safe Appraisal Certificate will then appear stating that you in fact did complete the Appraisal matching the APN#. It is that simple you are protected against someone else using your name and appraisal license. After three attempts if no match is found then you are notified by email that someone is trying to locate this APN# under your license and may have forged your name. Everyone is protected!
In addition, for the small registration fee (less than 1/3 the cost of most appraisals) you not only get the protection of Safe Appraisal but you are also listed on a National Directory of Appraisers and you have access to our listing of Appraisal Jobs where Lenders post available jobs for both Residential and Commercial properties. For Trainee Appaisers we provide a central location from which they can advertise for work. No longer do you have to call around from apprasiser to appraiser and beg for work. We have created a central location where you can place your name and qualifications in front of a National database of Appraisers. Appraisers who hire you from Safe Appraisal can be assured that you are a qualified trainee with a valid license. In addition, your idenity has been verified by Safe Appraisal which will be an advantage to you the trainee and any appraiser who chooses to use your services. On the other side of the coin, Trainee Appraisers with Safe Appraisal can be sure the Appraiser who signs your appraisal log is a fully licensed appraiser. We also provide an Appraisal Log for you to enter and save until you have completed your required hours. This is all done in a simple but easily followed format.
